The seller wanted fair market value and a committed buyer willing to take on extensive renovation and remain patient through to completion.

I worked back from the achieved prices of better-condition homes I had sold on the same road, allowing for renovation costs. Competing listings and the proportion of comparable homes under offer or sold subject to contract also informed my recommended £1.25 million asking price.

Probate had been granted, with a Land Registry matter outstanding. I explained that this could affect the completion date. During negotiation, I confirmed the buyer understood the renovation and was willing to take it on.

Agreed in October 2025, the sale completed in May 2026. I followed up with the solicitors, kept the buyer updated and coordinated the next steps throughout.
