The seller was relocating to be near family, with an onward home already secured. Fair market value and a buyer able to proceed were priorities.

I recommended a £1.5 million asking price, weighing the proportion of comparable homes under offer or sold subject to contract alongside the living accommodation, off-road parking and location on the Lane.

With multiple bids, I compared the offer information and carried out chain and financial checks. The selected buyer’s secure funding and lack of a related sale suited the seller’s need for certainty.

The sale was agreed in June 2025. I kept the buyer informed, worked through outstanding matters with the solicitors and coordinated completion in November around the seller’s onward move.
