The executor was travelling from overseas to handle a probate sale. A vetted buyer and certainty of sale were priorities.

With around half of recorded listings in the relevant price bands marked sold subject to contract, and strong demand for this particular property, I recommended launching in October 2023 at £1.75 million and holding a firm negotiating position. I shared the same evidence with buyers, helping them assess what the home offered alongside the extensive renovation required.

I advised launching while probate progressed, taking account of probate and Land Registry timescales so marketing could proceed in parallel.

Following interest from multiple bidders, a sale was agreed in November 2023 with an upsizing buyer who had a related sale. Completion followed in September 2024.
