The seller had identified a larger home they wanted to secure. Confidence in their buyer’s ability to proceed was essential.
Given activity in the relevant price band and the timing of the onward purchase, I recommended launching at £1.65 million in October 2023 and assessing the market response.
A sale was agreed in December 2023 with a corporate buyer purchasing entirely in cash, without a related sale. That position gave the seller flexibility while their onward chain progressed. Completion followed in September 2024.
