The seller was downsizing into retirement accommodation and needed fair market value and a committed buyer with secured funding.

I recommended £850,000 after assessing competing listings, the proportion of comparable homes under offer or sold subject to contract and the property’s condition.

For the corporate cash buyer, I carried out company checks and obtained confirmation of cash funding through their legal representative, keeping it on file.

A sale was agreed in October 2025. I kept the buyer and solicitors updated and coordinated completion around the seller’s onward move. Exchange and completion took place in March 2026.
