The seller wanted to release capital from an investment property while minimising the vacant period after the tenancy ended.

I advised starting marketing about a month before the tenancy ended. With a low proportion of homes in the price band under offer or sold subject to contract, I recommended a competitive £1.3 million asking price against the alternatives buyers had.

Chain and financial checks confirmed the buyer’s position; their related sale was already well advanced.

I worked with the solicitors to resolve issues as the sale progressed, and coordinated access and the end of the tenancy around completion. A sale was agreed in March 2023 and completed in May.
