At our first meeting, I could not confidently support the seller’s target on the market evidence. After a year of marketing through other agents, they returned concerned about the lack of activity.

I shared the proportion of comparable homes under offer or sold subject to contract in the relevant price band. That evidence shaped the £1.1 million asking price.

A buyer contacted me because of my local office and presence in the area. I emailed the brochure and later advised accepting their improved offer, prioritising the chain-free cash position and certainty of sale.

The sale was agreed off market in August 2024. I kept the buyer and solicitors updated, followed up outstanding matters and coordinated completion in November.
