The seller was relocating out of the area, with no onward chain. A committed buyer with secure funding who could meet their completion deadline was essential.

I recommended an asking price of £1.695 million after assessing competing listings and the proportion of comparable homes under offer or sold subject to contract in the relevant price band.

I checked the buyer’s funding and chain, confirmed they had no related sale and established that they could work to the seller’s timescale.

Once the sale was agreed in August 2024, I followed up on the buyer’s funding almost daily, kept the buyer and solicitors informed and pursued outstanding matters. Completion took place in November, meeting the seller’s deadline.
