Selling and buying together: assessing the whole move

If you are selling to buy another home, my advice begins with what needs to happen for both parts of the move to work. The asking price, the buyer’s position and the timing need to be considered together.

Start with the move you want to make

Before marketing, I discuss whether you have identified an onward home, how firm your timescale is and the price you need to achieve. I assess the conditions for selling and buying together.

Your target price helps establish whether the move is viable. My recommendation also needs to be supported by competing homes and buyer activity. I explain any gap before we agree how to proceed.

In practice: an Ealing upsizing move

The seller of a five-bedroom home in Ealing Centre, W13, had identified a larger property they wanted to secure. Confidence in their buyer’s ability to proceed was essential.

I recommended launching at an asking price of £1.65 million in October 2023, taking account of activity in the relevant price band and the timing of the onward purchase. Assessing the market response formed part of that approach.

A sale was agreed in December 2023 with a corporate buyer purchasing entirely in cash, without a related sale. That position gave the seller flexibility while their onward chain progressed. Completion followed in September 2024.

What I weigh alongside the offer

I assess the buyer’s funding, full chain and progress on any related sale, alongside the price and proposed timing. I explain how their position fits your requirements and the trade-offs between the available options.

A cash buyer without a related sale can offer flexibility, while legal work and other steps still need to progress. My recommendation considers those dependencies. You decide which offer to accept.

Keep both sides of the move in view

Once a sale is agreed, I review progress against agreed milestones. If timing changes or a matter is outstanding, I establish what it means for your sale and any onward purchase, explain the options and recommend the next step.

I deliberately limit my instructions so I can remain personally involved in the advice and day-to-day handling of your sale. I keep you informed and follow through with the buyer and the professionals involved through to completion.

Discuss your move

If you are planning to sell and buy in Ealing, talk through your circumstances and what would need to be in place for the whole move to work.
