Selling a semi-detached home in Ealing: looking beyond the average

I look closely at the alternatives buyers have before recommending an asking price for a semi-detached home. October’s Ealing figures show why: neighbouring price bands can present quite different conditions.

The wider picture for semi-detached homes

Across recorded freehold homes, 43% were under offer or sold subject to contract in England, compared with 34% in Ealing. For semi-detached freehold homes, the figures were 47.9% in England and 38% in Ealing.

Ealing’s semi-detached share was higher than its overall freehold figure, while remaining 9.9 percentage points below England’s semi-detached share. I then examine the activity around the price at which your home would compete.

What changes between price bands

The 38% Ealing headline covers all semi-detached price bands. The selected bands below show a more varied picture within that market.

At £1.25m–£1.5m, 37 homes remained available and 14 were marked STC, giving a share of 27.45%. In the next band, £1.5m–£1.75m, 20 remained available and 13 were marked STC: 39.39%.

The higher band had the higher STC share. I use that distinction to investigate the competing homes in detail, looking at their accommodation, condition, location and asking prices before recommending how to position yours.

Condition still matters within the band

In August 2025, I advised on a four-bedroom semi-detached home in Ealing Centre, W13, that needed extensive renovation. Having sold better-condition homes on the same road, I worked back from their achieved prices, allowing for the cost of the works.

Competing listings and the proportion of comparable homes under offer or STC also informed my recommended asking price of £1.25 million.

That earlier case illustrates how I bring the evidence together. The price-band figures provide context; the recommendation needs to reflect the particular home and what the seller needs from the move.

Advice informed by the response

I deliberately limit my instructions so I can handle viewings and buyer conversations personally. I learn which alternatives buyers are considering, how they assess your home and whether their circumstances suit your move.

Each week, I consider that response alongside wider market activity. I explain where the evidence supports holding our position and where I recommend a change. We agree the next step together, and I follow it through personally.
