Ealing detached homes at £2m–£2.5m: 33 adverts, 21 homes
My advice on selling a detached home starts with the alternatives buyers have at your proposed asking price. In Ealing’s £2m–£2.5m band, my latest review found 33 adverts representing 21 available homes. Counting each home once changes the picture of the competition.

33 adverts. 21 homes.
On 8 November 2026, I checked the available detached homes in Ealing at asking prices between £2 million and £2.5 million. Some homes appeared with more than one agent. After removing repeat entries, the 33 adverts represented 21 individual homes for sale.
That left 12 duplicate advert entries—36% of the available adverts. A buyer seeing the same home through another agent has another route to view it, but no additional home to choose from.

6 STC ÷ (21 available + 6 STC). Each home counted once. Percentage rounded.
22% under offer or STC
Alongside the 21 available homes, 6 were under offer or sold subject to contract (STC). Together, that is a sample of 27 homes, with 22% under offer or STC.
6 ÷ (21 + 6) × 100 = 22.2%, rounded to 22%.
This is the market absorption measure I use here: the share of the sample with a sale agreed. It describes the position on the review date. It does not measure completed sales, selling speed or the chance of any particular home selling.
What the count means for your asking price
There are fewer available homes than the advert count suggests. Even so, 21 homes remained available against 6 with sales agreed. I would examine those alternatives before recommending where your home should be positioned.
I compare accommodation, condition, location and asking price. I look at what buyers would gain by choosing your home and what they could buy instead. The same price band can contain homes that offer quite different things.
That assessment sits alongside your timescale, the price you need to achieve and any onward purchase. Fewer competing homes alone would not justify a higher asking price. I explain what the evidence supports and where it leaves uncertainty, then give you my recommendation.
