Selling a detached home in Ealing: what the price bands reveal

My advice on selling a detached home starts with the alternatives buyers have at your proposed asking price. October’s figures show why I consider both the wider market and the conditions within each price band.

The wider market, then your part of it

Across recorded freehold homes, 43% were under offer or sold subject to contract in England, compared with 34% in Ealing. For detached freehold homes, the comparison was different: 18.4% in England and 24% in Ealing.

Ealing’s detached share was 5.6 percentage points above England’s, while its overall freehold share was lower. That is why I examine the evidence for your property type before recommending how to approach the market.

At £1.25m–£1.5m, 12 homes were marked STC and nine remained available. At £2m–£2.5m, five were marked STC while 34 remained available. I would examine what gives buyers a reason to choose a particular home within that competing stock before recommending a price.

The £2.5m–£3m band had no recorded STC listings in this snapshot. That figure alone cannot establish whether an individual home will sell, how long it will take or what price it will achieve.

What this means for my advice

I assess the competing homes alongside your accommodation, condition, location and distinguishing features. Where substantial stock remains available, I look closely at what supports the recommended asking price and how your home compares with the alternatives.

A higher STC share can support a more confident approach where the evidence for your particular home justifies it. A lower share calls for careful positioning. The recommendation also needs to reflect your timescale and any onward purchase.

I explain what supports the price, where I see competition and what we should assess after launch. We agree the approach together.

The advice continues after launch

I deliberately limit my instructions so I can handle viewings and buyer conversations personally. Their circumstances, the alternatives they are considering and their response to your home inform my advice.

I assess that response against wider market activity each week. Where I recommend holding our position or making a change, I explain why and remain personally responsible for following it through.
